From a farm community to a small city
Union Valley was settled in the 1880s as a school and church community for area farmers, the Handbook says. The railroads bypassed it, its population never passed fifty in the Handbook's counts, and twenty-five residents were reported in 1986 and 1990. Today it is an incorporated city in the Census Bureau's files, and the 2020 Census counted 142 homes there, up from 117 in 2010.
The Bureau's 2020–2024 survey sample is small here, so its shares are rough: 42.2% of homes were built in 2010 or later, 25.9% from 2000 to 2009 and 24.8% before 1990, with a median year built of 2007. Single-family detached houses make up 75.2% and mobile homes 22.4%, about 97.2% of occupied homes are lived in by their owners, and the median owner-occupied home is valued at $325,900.

All of Union Valley lies in Cash Special Utility District's service area on the Texas Water Development Board's map. Cash SUD serves about 250 square miles in parts of Hunt, Rockwall, Rains and Hopkins counties, with 7,610 connections and an estimated 21,000 people, according to its plan adopted April 22, 2024. Its 2025 water report says the Union Valley area south of Interstate 30 gets treated water bought from the North Texas Municipal Water District, which draws from Lake Lavon, while Cash's own Lake Tawakoni plant serves its areas north of I-30.
The plan's pool rules are the one official rule we found that touches an acid wash, because the pool has to be emptied first. Stage 1 encourages all users to drain and refill pools less often. Stage 3 prohibits filling, draining or refilling existing pools, wading pools, Jacuzzis and hot tubs, except to maintain structural integrity, for proper operation and maintenance, or to alleviate a public safety risk; it still allows topping up for normal losses and stops permits for new pools. None of the Cash SUD pages we read named the stage in force, so ask the district before the pool is drained.
