Why pool coping comes loose or cracks

Mortar can work its way out of coping joints over time, Marion Ceramics' regional sales manager says, and some installers pour the deck concrete all the way to the coping, leaving it no room to move. Marmiro Stones, a coping supplier, describes what that does: a deck shifting with heat, settlement and freeze-thaw cycles can push on the rigid bond beam and the coping set on it, cracking or spalling them, unless a gap with flexible sealant keeps the two apart. It also warns that overly aggressive cleaning, such as high-pressure spray nozzles and stiff brushes, can knock out or wear away the filler in voids that were filled when the stone was made.

Rust and other metal stains come out of stone only with a poultice, the Natural Stone Institute says, and deep-seated rust may stain the stone for good. It recommends mild, non-acidic cleaners for calcareous stones such as travertine and limestone, because lemon, vinegar and other acids can dull or etch them, and for stone around an outdoor pool it suggests flushing with clear water and using a mild bleach solution to clear algae or moss.

Damage that reaches the bond beam, the strip of concrete that supports the wall of an inground pool, is a larger job. National figures for 2025 put a bond beam repair at $70 to $80 per linear foot, typically including tile and coping replacement, and resurfacing and patching a crack along the beam the length of a pool at around $4,000 to $6,000; national 2026 figures give an average of $75 per linear foot and $4,000 to $5,000.

It sends etched areas to a stone dealer or a professional stone restorer to be refinished or repolished; slight surface scratches can be buffed with dry 0000 steel wool, while deeper scratches and nicks should be repaired and repolished by a professional.

What type of adhesive is best for pool coping?

Each maker names its own system. Unilock sets coping on a concrete pool with concrete adhesive between the coping and the pool wall and a bed of modified mortar, such as Ardex X32 or X37, under the rest of each unit, following the mortar maker's instructions. Marmiro Stones sets natural stone on a fortified mortar bed with back-buttered thin-set, and requires an epoxy adhesive for mesh-backed stone.

Why does white powder show up on stone coping?

That powder is efflorescence: mineral salts carried up by water from below the stone and left behind when the water evaporates, the Natural Stone Institute says. On a new installation it can be dust-mopped or vacuumed off, but washing it with water only makes it disappear for a while; if it keeps coming back, the source of the moisture has to be found and stopped.

Does pool coping need to be sealed?

Not always. The Natural Stone Institute says stone sealers are really impregnators that repel rather than seal, making stone more stain resistant but not stain proof, and that many stones don't need sealing at all.
