The 2020 Census counted 2,498 homes in Sunnyvale, 785 more than in 2010. In the Census Bureau's 2020–2024 survey, 37.0% of the town's homes were built in 2010 or later and 32.3% from 2000 to 2009, and the median year built is 2006. Choosing the stone

The Natural Stone Institute says travertine shows more variation than any other natural stone, and that its holes are not the quality issue: solid structure and finish work are. What the Town's pool permit sheet asks for

Sunnyvale requires permits for all residential and commercial construction, with exemptions only where its Code of Ordinances lists them. The Town works under the 2021 International Codes with local amendments, including amendments to the 2021 International Swimming Pool and Spa Code. Its fee schedule, adopted with Ordinance 2025-15 and in effect since September 8, 2025, lists $500 for a swimming pool and $200 for a residential deck, patio, porch or cover, with residential concrete and flatwork as a separate line.

Deck steel on the plan and at inspection

For a pool or spa, the Town's Development Services sheet asks for a plan stamped by the electric provider showing the foundation and deck reinforcement layout, with rebar size and depth, the equipotential bonding grid and its connection points, and distances that keep the pool out of the 1:1 zone from the house foundation. The required inspections are electrical underground, gas rough, pool steel, pool and spa bonding, and a final. At the pool steel inspection the belly and deck steel are checked before any gunite or concrete goes in, and the final looks at the barrier, the door and window alarms and the bonding of the equipment.

Setbacks and septic distances

A pool or spa must sit at least 3 feet from the rear and side property lines and 5 feet from other structures. Its equipment can't go in the front yard and has to be screened from neighbours by an enclosure at least 4 feet tall, and on a lot with a septic system the pool stays 25 feet from an aerobic spray area or 5 feet from a subsurface system.

Door alarms and gate latches

Two notarized affidavits go in with a pool permit: one on removing and disposing of the dirt, and one on pool protection devices. The second confirms that every door with direct access to the pool has an audible alarm that sounds for at least 30 seconds, with its deactivation switch at least 54 inches above the threshold, and that every gate into the pool area closes and latches by itself, with the release at least 54 inches up. The Town says electrically powered gates don't meet the requirement.

Clay, creek bottoms and the base under the stone

The USDA Natural Resources Conservation Service soil map puts Houston Black clay on 1 to 3 percent slopes under 17.7% of Sunnyvale, the Ferris-Heiden complex under 15.1%, Burleson clay under 13.1%, moderately eroded Heiden clay under 10.0% and frequently flooded Trinity clay under 9.8%. NRCS gives the main Houston Black soil a maximum linear extensibility, its shrink-swell measure, of 12 percent and up to 55 percent clay, and the soils it rates very limited for slab houses because they shrink and swell cover 72.6% of the town's mapped land. Those ratings are for houses on slabs, not for pools or decks.

The Natural Stone Institute warns that even a durable stone can have problems if drainage, movement or the ground beneath it isn't dealt with. Typical Texas figures for 2026 say site preparation for a travertine pool deck, such as removing old concrete, fixing the drainage slope, or dealing with unstable soil or uneven ground, can add $2 to $8 per square foot to the installed price.

Four hamlets, one town

Homesteaders settled the Long Creek hamlet in about 1845, the Town's history page says, and New Hope was a centre of rural commerce from 1885. Long Creek, New Hope, Tripp and Hattersville merged into Sunnyvale, which incorporated on February 26, 1953, and the Handbook of Texas says students at the Tripp-Long Creek school named it in a contest; their first pick, Sunnyville, already belonged to another community. The town had 2,228 people in 1990 and 2,693 in 2000. On October 4, 1994, a 105-year-old landmark store, Lander's Mercantile-E. E. Kearney, Dealers in Everything, burned.

Sunnyvale runs its own water service area, about 98.9% of the town on the Texas Water Development Board's map, and its 2025 drinking water report lists the source as North Texas Municipal Water District water from the district's Wylie treatment plants.

How a travertine pool deck is laid

  1. Ask Development Services

    Sunnyvale's fee schedule lists decks and patios apart from concrete flatwork, and Development Services can say how a stone deck is permitted before any work starts.

  2. Build a base that holds

    Where backfill soil or an aggregate base can't be compacted well, the Interlocking Concrete Pavement Institute says a concrete base at least 4 inches thick is typically used around pools.

  3. Set on sand or mortar

    The Natural Stone Institute says mortar-set systems are often used where stability matters and sand-set systems are common for outdoor paving; for sand-set pavers the paver institute calls for ASTM C33 bedding sand, never mason sand or stone dust, and edge restraints to hold the system together.

  4. Compact and check the surface

    The paver institute compacts with a plate of at least 5,000 lbs force at 75 to 100 Hz, sweeps and vibrates sand into the joints until full, leaves the surface 1/8 to 1/4 inch above its edges for settling, and allows no more than 1/8 inch of lippage between pavers.

  5. Slope it and seal the coping joint

    The 2021 International Swimming Pool and Spa Code sets a minimum slope of 1/8 inch per foot for residential travertine or brick-set pavers and a maximum of 1/2 inch per foot, and the paver institute puts urethane or neoprene sealant over a backer rod between the pavers and the coping.
